Neemrana in Alwar district located off NH 8 is gaining ground amongst investors for the potential it
offers for real estate development. Neemrana is an important site located at a distance of 122 km
from Delhi in the Alwar district of Rajasthan. It lies on the Delhi-Jaipur highway and is an ancient
town with unmatched scenic beauty. At this place you will come across the 14th century hill fort
that was ruled by the Chauhans. You will get a feel of the past glory and grandeur since it was a
place under the rule of the royal figures. There are many things the tourists can watch here among
which the most renowned is the Neemrana Fort, which is the most famous among the tourist

industrial estates proposed by the Rajasthan Government in 2006.Known more popularly for its

almost doubled with the announcement of the Global City and the Special Economic Zones and the
Kundli-Manesar-Palway expressway which will intersect NH 8 when completed.

WHY NEEMRANA

A proposed investment of $100 billion in Japanese city with the presence of Industry majors like
Hero MotoCorp, Daikin, Havells, Tubes Malbros Group Co. who have already set up state-of-theart and huge manufacturing facilities. Apart from the Japanese Zone, other Industry giants including Parle Biscuits, Terry-Plus India, Liberty White ware and Rochee Breweries are running successfully along with other industries in Neemrana within the RIICO Zone.

A Global City is slated for development in Shahjahanpur-Neemrana-Behror on 40,000 acres of land
and will house 1 million people. The Global City would have cluster cities within – the Cyber City,
Medicity, Knowledge City, Entertainment City, SEZ City, World Trade City, Bio-diversity Park, a Dry Port City and an airport facility. All the cluster cities would be self-contained with residential and commercial spaces. Apart from the Global City, RIICO is also putting up large industrial estates
extending 2000 acres called Neemrana Phase III. The Rajasthan Government has approved 1,100
acres of land to RIICO for a large industrial estate which would also have a residential colony with
educational, medical and recreational centres. An Export Promotion Industrial Park (EPIP) spread
over 210 acres is another project where sPome plots have already been occupied by industries.

The industrial estates are drawing industry majors to set up their manufacturing facilities here.
Liberty Whiteware is setting up a sanitaryware plant in Neemrana at an investment of Rs. 100
crore. Hero Honda, Pallavi Copper Pipes and AMD Metplast are also setting up their units, while
facilities of Parle, Ginni, Prena Syntex, and Rochee Breweries are already operational. Three
Japanese logistics companies are also likely to set up operations over 75 acres of land in Neemrana.
Quipo, India’s first infrastructure equipment bank will also invest Rs. 200 crore in a project to be
completed by 2009. Japanese automobile giant Nissan may set up a manufacturing unit in
Neemrana. The real estate market in Neemrana has been encouraged by the entry of these large
corporates.

DELHI MUMBAI INDUSTRIAL CORRIDOR

Delhi-Mumbai Industrial Corridor is a mega infra-structure project of USD 90 billion with the
financial & technical aids from Japan, covering an overall length of 1483 KMs between the political
capital and the business capital of India, i.e. Delhi and Mumbai.Distribution of length of the corridor
indicates that Rajasthan (39%) and Gujarat (38%) together constitute 77% of the total length of the
alignment of freight corridor, followed by Haryana and Maharashtra 10% each and Uttar Pradesh
and National Capital Region of Delhi 1.5 % of total length each. The only representation of NCR on the Delhi-Mumbai Industrial Corridor (DMIC) project is Neemrana, thus attracting a lot of traders.

Neemrana is being highlighted and supported by the Government of Rajasthan as it is the
development of a 40,000 acre Global City that includes Cyber City Medi-City Knowledge City
Education Hub Entertainment City SEZs World Trade City Bio Diversity Park. With the opening of
new avenues, Neemrana is en route to get transformed into an Education Hub and an Industrial

National Highways Authority of India (NHAI) has already started building 14 flyovers at every 5km, from IMT Manesar to Neemrana. This is expected to cut down on the travel time considerably. Also,the highway is being widened to eight lanes and this, along with the elimination of all red lights, is expected to reduce the travel time from IGI airport to just about 90-100 minutes. A high-speed Metro project connecting Delhi, Gurgaon, Rewari and then to Alwar has been approved and this will improve connectivity of the place further in the next couple of years.
Apart from corporate MNCs, the EPIC core industrial area, the Japanese Township and the
education hub in Neemrana are the major growth drivers and will contribute significantly to the
growth of city’s realty. After Bhiwadi, Neemrana is on a fast track offering great investment
opportunities.

RICCO INITIATIVE TO PROMOTE REALTY MARKET

RIICO has signed a MOU with JETRO (Japan External Trade Organization) whereby several Japanese companies shall set up their industrial units at Neemrana Industrial Area, in Alwar district.
The region is equidistant from Delhi and Jaipur and will also be a part of the proposed Delhi
Mumbai Industrial Corridor (DMIC), making it a strategic location for these companies.
RIICO has so far allotted 303 acres of land to 22 Japanese companies in this area. An investment of around INR 21.5 billion is expected on the already allotted land creating employment opportunities for over 3000 people.

  • An MOU was signed between RIICO & JETRO on 21.07.2006 for two years and extended further on 19.07.2008 and in August, 2009.
  • Approximately 545 acres industrial land for Japanese investment is reserved at Majrakath-Neemrana.
  • 27 Japanese companies have taken allotment of total 344.82 acres land.
  • 11 companies have started production activities.
  • More than 250 representatives of around 100 companies have already visited area.

DELHI TO BE CONNECTED TO MANESAR, NEERANA BY RAIL

NEW DELHI: The capital's connectivity to Manesar in Haryana and Neemrana in Rajasthan is set to get a boost as the DMICDC is working to create a rail-based Mass Rapid Transit System in this
corridor. Officials said the Delhi-Manesar-Bawal-Neemrana corridor is one of the two projects in
the National Capital Region, the second being a project to improve connectivity between Dadri-
Noida and Ghaziabad investment region.

The Delhi Mumbai Industrial Corridor Development Corporation has initiated a consultation
process with the Urban Development ministry for the implementation of these projects, officials
said. The transportation projects are being developed with a view to link new DMICDC greenfield
industrial cities to areas which serve as residential hubs for workers. Officials said a meeting would
soon be held under the chairmanship of Urban Development Secretary Sudhir Krishna, which
would also include officials of the Railway ministry and DMICDC to deliberate the projects.The
connectivity in the NCR regions is likely to witness a huge improvement as three more Regional
Rapid Transit System corridors will be developed by National Capital Region Transport
Corporation.The cabinet has recently approved the proposal of this corporation to implement RRTS corridors linking Delhi with Panipat, Alwar and Meerut. Officials said the National Capital Region Planning Board will be holding a meeting with officials from NCR states to decide alignment of these three corridors in the last week of this month.State’s first cargo airport and bullet train would debut in Alwar. The airport would come up in Neemrana on the Jaipur-Delhi Highway. The high speed train would run between Delhi and Alwar at speeds between 160 and 180 Km per hour. Both projects have been lined up as a part of an aerotropolis – a modern city modeled around airports to promote aviation intensive business – to facilitate exports and shipments along the Delhi –Mumbai Industrial Corridor passing through state.The cargo airport that will come up between Ajarka and Kotkasingh villages near Neemrana would allow industries to ship their cargo directly to the foreign countries.
